About these state calculators
Each state page features a mortgage calculator pre-loaded with the state's effective property tax rate and an income tax calculator with federal bracket information. The state data — including median home prices, property tax rates, and top income tax rates — is based on 2025–2026 estimates from publicly available sources including Census Bureau ACS data, Tax Foundation state tax profiles, and real estate market aggregates.
Property tax rates shown are effective rates (taxes paid ÷ home value), not the statutory millage rate, which is higher before exemptions. The effective rate is a more accurate measure of what a homeowner actually pays.
Income tax rates shown are the top marginal state rates. Most states use graduated brackets, so only income above a threshold is taxed at the top rate. The income tax calculator above uses federal brackets; state calculations vary significantly by state law.
